Maintenance Carpenter: The maintenance carpenter uses the maintenance process to perform carpenter work required in the maintenance and construction of SMRMC Health buildings and equipment. Must understand basis of building design and construction of all major components. Must be able to set up the appropriate equipment and materials need by work order prints, or sketches for a job. Must have skills to build or modify anything needed for organization, including complete departments or complete building. Must be able to estimate materials and tools for job. Must know carpenter safety.

Maintenance Plumber: The maintenance plumber has the responsibility to maintain, install, and dismantle all plumbing systems, fittings, and hydraulics required for new construction or maintenance. Needs an understanding for design of equipment, plumbing system, and city water delivery systems preventative maintenance and repair. Must have an understanding of plumbing problems and trouble shoot as necessary. Must have knowledge of plumbing safety. Willing to be crossed trained to perform other maintenance duties when necessary.

Maintenance Electrician: The maintenance electrician needs to know how to safely analyze and correct electrical problems, repair and overhaul electrical equipment and controls throughout the organization. This position requires a through, knowledge of electrical theory, principles, statuary codes, properties of material, principles of operations of electrical equipment. Needs to understand and be able to analyzes circuits, wiring diagrams and drawings to install, repair, calibrate service to replace electronic devices and systems. Has an understanding of OHM'S Law. Must be willing to be crossed trained and used in other areas of maintenance if needed.

Maintenance Air Conditioner /Refrigeration: The maintenance air conditioner/refrigeration is responsible for installing, dismantling, performing preventive maintenance repair on all AC/Refrigeration units throughout the organization. Must have a universal HVAC license or must be able to obtain one. Will be responsible for servicing ac/refrigeration equipment by checking, testing, and replacing faulty parts and devices. Ability to access ac/refrigeration failure and to use gages to check pressure lines prior to disengaging line. Understands design equipment, preventive maintenance and repair of air conditioning and refrigeration units. Understands the law regulating refrigerant and the principals involving the recovery of refrigerant. A general knowledge of safety equipment and how to operate all equipment safely. Plans details of work by determining supply needs and logical safe approach to solve problems. Must complete all work assignments in the time allowed. Must be willing to be crossed trained and used in other maintenance areas if needed. Must keep work area clean at all time.

Preventive Maintenance Mechanic II:  The preventive maintenance mechanic safely performs and schedules preventative maintenance of a variety of equipment. It is their responsibility to check, clean, test, and service equipment as directed. Must carry out all scheduled as well as day to day preventative maintenance on air filters, oil pumps, bearings, etc. and set time frames for all maintenance duties. The preventative maintenance mechanic is responsible for all duties in the hospital and outlying facilities. Must be willing to assist in any area of maintenance if needed. Complete all work assignments on time and keep work area clean.

Maintenance Painter: The painter performs all painting and surface preparation for the hospital and outlying facilities. The painter is responsible for determining the correct equipment and material needed for the jog. Has an understanding of the basic chemical components of paint, thinners, glue, and removers. Knows the safe handling procedures for all paint products and how to remove paint correct and safe. Has knowledge on how to mix paint to ach eve the desired color. Responsible for erecting scaffolds, ladders and safety barriers in line with local mechanical "safe work procedure". Must be willing to be crossed trained to help in any area of maintenance if needed. Complete all work assignments on time, and keep work area clean at all times.

Maintenance Welder:  The maintenance welder performs all kinds of welding, brazing, and cutting using gas and electric welding equipment. Repairs all metal items as needed to support the maintenance program, and work with other maintenance personal to solve problems. Needs a special knowledge of stainless-steel work. Responsible for fabricating equipment by cutting burning, and welding various metals. Repairs equipment by using welding techniques and the appropriate welding equipment. A general knowledge of safety procedures is required. Plans details of work by determining supply needs and the most logical and safe approach job. Must complete all work order on time, and keeps work area clean at all times.

Grounds Keeper:  Under general supervision of the Director of Maintenance, uses the landscaping process to safely maintain grounds, trees, shrubs, etc., in a manner that compliments the hospital. The groundskeeper is responsible for the grooming of all trees, shrubs, landscaping, grass, trash, etc., through-out the hospital grounds.  At all times work assignments will be determined by adjustment of work- loads, staff levels, and needs of the organization.  As determined by the Director of Maintenance, the groundskeeper will be assigned up to 40 hours a week; overtime and call back may be required. Day shift only; Monday -- Friday, 7:00 a.m.- 3:30 p.m.  The groundskeeper is expected to function within the scope of approved policies, procedures, and regulations for the department and organization.  Will be responsible to assist with orientation, preceptorship, and management of personnel assigned to unit.  Must be able to work and relate in a professional, non-defensive manner with peers, physicians, administration, patients, and visitors.   Attendance to yearly mandatory education requirements is nonnegotiable and will be the responsibility of the employee to arrange and attend sessions.

All maintenance personal must follow all policies and procedures set by SMRMC Health for the facility and for the Maintenance Department. Must work in a professional manner at all times, and keep a record of all work assignments in an orderly manner.
